Our services focus on understanding moisture and indoor air conditions in a home or building. We do not perform remediation or repairs, which allows us to remain objective and focused on accurate information. Every inspection is guided by what we see on site, basic building science, and your specific concerns.

Mold Assessment

What We Do?

mold assessment begins with a careful visual inspection of all accessible areas of the property. We look for visible growth, staining, past water damage, and building conditions that can support mold. The goal is to understand why mold may be present, not just to confirm that it exists.

We recommend sampling only when it will add meaningful information—for example, when there is uncertainty about what is being seen, when health concerns are involved, or when documentation is needed for real-estate or landlord-tenant situations. You will receive clear explanations instead of automatic testing

Moisture Investigation

Why Moisture Matters?

Most indoor mold problems are caused by ongoing or past moisture. During the visit we use non-invasive moisture meters and building science principles to evaluate leaks, condensation, drainage, and ventilation. We focus on identifying the source of moisture so the underlying problem can be addressed.

Rather than treating the home as a checklist, we consider how the building actually behaves—bathroom humidity, crawlspace conditions, roof or plumbing history, and airflow patterns. This practical approach helps prevent recurring issues.

Indoor Air Quality (IAQ)

When IAQ Testing Helps?

If air or surface sampling is appropriate, we coordinate with independent accredited laboratories. Results are interpreted in plain language so you understand what they mean for your specific home and situation.

IAQ information can be useful for health questions, real-estate decisions, or verifying conditions after a water event. Our role is to explain the context

Emerald Mold & Indoor Air Quality Assessment LLC is fully insured, ensuring that every inspection is conducted with professionalism, accountability, and client protection in mind.
